ABOUT LOS FELIZ

Situated to the south of the Santa Monica mountains lies the beautiful neighborhood of Los Feliz. The neighborhood is named after Jose Vincente Feliz, the colonial Spanish land grantee. Also known as Rancho Los Feliz, is an affluent neighborhood noted for its hills, expensive homes, and noted celebrities living there.

The location near downtown Los Angeles, and neighboring Hollywood and Sliverlake, make this a prime location for real estate. The average home price in the area is over $800K, with many homes costing well over $1M. The atmosphere of Los Feliz is often described as vibrant and urban with a plethera of shops and restaurants in walking distance of one another. With just over 40,000 people living in Los Feliz, it still has the tight community feel, which is attractive to families.

The above amenities and proximity to urban areas have maintained high real estate prices, even during the economic downturn, Los Feliz shows an upswing in pricing as the economy has gotten back on its feet. With low property and crime rates, it is a safe neighborhood to live in at the same time. Family and household incomes are well above average when compared to the rest of California, as there is a much more affluent clientele both living and seeking a home in Los Feliz. North of Los Feliz Boulevard is one of the most affluent areas of the United States with an average household income of $195K. The average commute is less than 45 minutes for most residents in the area, allowing for ample family and personal time for residents to enjoy.

Griffin Park has its southern face in Los Feliz, which is a great spot for family recreation. The Griffith Observatory, Los Angeles Zoo, and Greek Theater are all accessible through Griffin Park, as well as two 18-hole golf courses. With various recreation trails and wildlife viewing available, this is a great addition to the neighborhood.
